Zephyrhills Fence & Deck provides outdoor construction and installation services, including but not limited to deck design and construction, fence installation, screened enclosures, pergolas, patio covers, and related services for residential properties in Zephyrhills, FL and surrounding communities. All services are subject to a signed written contract and the availability of our team. We reserve the right to decline any project at our discretion.
All estimates provided by Zephyrhills Fence & Deck are free of charge and carry no obligation to proceed. An estimate is not a guaranteed final price. The final price is set forth in a written contract signed by both parties before work begins.
Estimates are based on information available at the time of the site visit, including visible site conditions, materials selected, and the scope of work described. If conditions discovered during construction - such as hidden rot, unforeseen utility conflicts, or soil conditions requiring additional material - differ materially from what was visible at the time of estimate, we will notify you in writing before proceeding with any scope or cost changes.
Material prices are subject to change due to supply chain conditions. If significant material cost increases occur between the date of estimate and the start of construction, we will notify you before work begins.
Project start dates are estimated and subject to factors outside our control, including permit processing times, weather conditions, material availability, and prior project schedules. We will communicate any significant scheduling changes as soon as reasonably possible.
If you need to cancel or reschedule a project, please notify us in writing as early as possible. Cancellation policies, including any deposit refund terms, are specified in your signed project contract.
We reserve the right to reschedule or temporarily suspend work due to unsafe weather conditions, including lightning, high winds, or heavy rain.
Payment terms, including any required deposit and the schedule of progress payments, are specified in your signed project contract. A deposit is typically required before materials are ordered. Final payment is due upon project completion and customer walkthrough.
Accepted payment methods are specified in your contract. Late payments may be subject to interest charges as provided in the contract. Zephyrhills Fence & Deck reserves the right to suspend work on a project if a scheduled payment is not received within the timeframe specified in the contract.
In the event of non-payment, Zephyrhills Fence & Deck reserves all legal remedies available under Florida law, including the right to file a mechanics lien against the property.
Zephyrhills Fence & Deck is responsible for obtaining applicable building permits for work that requires them under Florida law and local county requirements. The customer is responsible for confirming any homeowners association approvals required before construction begins. Work will not begin until required permits have been issued. Permit fees are included in the project contract price unless otherwise noted.

Zephyrhills Fence & Deck is not responsible for damage to underground utilities or irrigation systems that were not disclosed or properly marked prior to construction.
Zephyrhills Fence & Deck warrants that all work will be performed in a workmanlike manner and in material conformance with the signed project contract. Specific warranty terms and durations, if any, are stated in the signed project contract.
Manufacturer warranties on materials - such as composite decking, hardware, and railing systems - are governed by the respective manufacturer's warranty terms and are separate from any workmanship warranty provided by Zephyrhills Fence & Deck. We will assist you in submitting warranty claims to manufacturers where applicable.
Warranties do not cover damage caused by misuse, alterations made by others, acts of nature (including hurricane damage or flooding), normal wear and tear, or failure to follow maintenance guidelines provided at project completion.
To the fullest extent permitted by Florida law, Zephyrhills Fence & Deck's total liability for any claim arising out of or related to our services shall not exceed the total amount paid by the customer under the applicable project contract.
Zephyrhills Fence & Deck shall not be liable for any indirect, incidental, special, or consequential damages, including loss of use, loss of revenue, or damage to property not directly caused by our work.
If a dispute arises between you and Zephyrhills Fence & Deck, we encourage you to contact us directly first so we can attempt to resolve the issue informally. Please reach out to us at estimates@zephyrhillsfenceanddeck.com or (656) 666-9112.
If informal resolution is not possible, disputes shall be resolved through binding arbitration in Zephyrhills, FL, in accordance with the rules of a mutually agreed arbitration provider. Nothing in this section prevents either party from seeking injunctive or other equitable relief in a court of competent jurisdiction.
These Terms and Conditions are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law principles. Any legal action arising out of or related to these terms that is not subject to arbitration shall be brought exclusively in the state or federal courts located in Florida.
